THE TRANSACTION:

Foundation Sale Leaseback Fund I has completed the acquisition of the Maplewood Ridge assisted living facility located in Pelham, Alabama. The 15,000 square foot facility will continue to be operated by Mature Options Eldercare, a provider of assisted living services to senior citizens within the state of Alabama, with a focus on the Birmingham-Hoover metropolitan area.

THE COMPANY:

Mature Options Eldercare, LLC is an assisted living service provider, facilitates everyday living activities for facility residents and additionally offers adult daycare, home care, respite care and rehabilitation services. The company has positioned itself as a value-priced option to prospective patients with high-quality services similar to those of larger providers. Management continues to closely evaluate opportunities to expand its network into attractive demographic areas.

THE SOLUTION:

As part of its corporate strategy, Mature Options, LLC was seeking to increase its geographical presence in the state of Alabama. Although exhibiting an impeccable track record in the operation of its facilities, the company was constrained by a lack of access to outside capital. To facilitate this growth & help the company accomplish its objectives, Founders advised on a sale leaseback transaction with the Foundation Sale Leaseback Fund I, whereby Mature Options, LLC was able to:

  • complete significant upgrades to the facility that will enable the company to provide additional services to patients with special needs;
  • maintain full operational control of its facility through a long-term, triple net lease;
  • solidify the balance sheet to help the Company improve overall financial flexibility and provide better support for Mature Options’ strong growth trajectory.
